Overview
TYPE3’s map data labels this record an AWS hyperscale campus at 200 MW, announced in 2026, with county-level coordinates. Data Center Dynamics reported that Amazon Data Services acquired about 1,300 acres near Cedar Creek, roughly 30 miles southeast of Austin, off State Highway 21 West. Local property records identified the former owner as CTX Capital Partners and the tract as land earmarked for a Creekside residential community. Amazon did not comment on plans.
The evidence therefore supports a land transaction by Amazon’s data-center unit, not a disclosed building program. Nearby Cedar Creek projects belong to other operators. EdgeConneX has multiple FM 535 and Wolf Lane campuses, including a CoreWeave-linked first building. A separate BlackChamber and Pacifico generation and data-center proposal also appears in the area. None of those projects turns Amazon’s acreage into operating halls or 200 MW.
TYPE3’s 200 MW is unsupported as capacity. The evidence remains limited to a land purchase, not an announced Amazon data center, until Amazon files buildings, publishes a campus, or a regulator identifies Amazon Data Services as the project owner. It remains separate from Project Eagle, Amazon Pecos, EdgeConneX, and BlackChamber/Pacifico; a tract acquisition alone cannot establish buildings, interconnection, or utilization.
