TRG Houston Two HOU2 — Spring Child
Overview
The listing describes TRG Houston Two HOU2 as announced retail colocation in Spring at 0 MW, at the same 2626 Spring Cypress Road as HOU1. That parent/child geometry is correct. DCD’s 19 November 2025 story said TRG broke ground on HOU2, a 110,000-square-foot / 24 MW purpose-built hall using closed-loop dry-chiller cooling, offered as single-tenant, private halls, or anchor-plus-retail, with Blackwell-capable density marketing. TRG’s January 2026 HOU2 brochure repeats preleasing, Phase 1 Q4 2026, 24 MW utility power, a 10-acre TRG-owned parcel, and 30 MW confirmed from CenterPoint for the two-building campus.
These layers remain distinct. 24 MW is HOU2 utility/design. 30 MW is campus confirmed power. Neither is current HOU2 operating IT load. HOU1’s 45,000 GSF and 2018 operating claim belong to the sibling record, not HOU2. The street city remains Spring. Status is under construction / preleasing, which matches the listing’s Announced label better than HOU1’s stale Announced tag. The listing’s 0 MW baseline is empty, not a denial of the 24 MW design figure. The 24 MW figure is planned/utility capacity, not operating IT load. HOU2 remains associated with its Spring street address, despite the Houston market label. Closed-loop dry-chiller copy is cooling design, not a load figure. Preleasing is not an operating status for HOU2 yet.
