Overview
Lincoln Red Oak is a planned campus in the South Dallas data-center corridor, not a verified operating colocation facility. Lincoln’s January 2025 announcement names Lincoln Property Company, Gigabit Fiber, and Tradition Holdings as partners. It says Gigabit will contribute 131 acres of fully entitled land in Red Oak along Loop 9, while Lincoln provides capital, financing, and development expertise. Lincoln’s data-center practice describes capabilities spanning development, leasing, facilities management, and site selection, but that corporate capability is not proof that this campus is energized or customer-ready.
The public plan contains a material dated discrepancy. DCD reported up to 540 MW of total power across 800,000 square feet and four buildings, with 96 MW of critical capacity per building; it also described a first phase expected to begin in Q1 2025 without a completion date. A later Lincoln-sourced property listing identifies the marketed location as 1778 Stainback Road and states up to 576 MW of utility power, 384 MW of critical IT load, and three 400,000-square-foot buildings designed for 128 MW of critical IT capacity each. These are different planning descriptions and must not be blended into one definitive specification.
Red Oak, Loop 9, and the partner structure are the primary identity; source dates belong beside capacity claims, and the campus remains planned. TYPE3’s Announced/0 MW state remains appropriate until construction, utility delivery, commissioning, and tenant status are independently verified. The reported “540 MW” and “576 MW” figures are not operating load or available inventory.
